- The applicant must be a citizen of India.
- The applicant must be at least 18 years old on the last date of submission of the application form.
- The applicant or their family (spouse and minor children) must not own more than one house developed under the U.P. Government’s Affordable Housing Scheme.
- Those already registered under the scheme but not yet allotted a house may also apply by paying the registration amount.
- If an individual or their family is allotted more than one affordable house, they can keep only one.
- Online: Registration can be done through the official website: www.grihawas.com. The registration amount can be paid online.
- Offline: Applicants can download the form from the website, fill it out, and submit it along with a Cheque/DD at the Head Office or through an authorized selling agent. The Cheque/DD should be in favor of “SDPLPPL SPLS Awasiya Yojna Collection Escrow Account.”
Allotment will be done through a draw. Successful applicants must deposit 10% of the total flat cost within 10 days of receiving the confirmation letter. The allotment letter will be issued upon clearance of this payment.
After receiving the allotment letter, the remaining 90% of the amount shall be paid in 12 to 14 installments as per the Construction Linked Payment Plan mentioned in the prospectus.
Banks may offer home loans to eligible allottees, but securing a loan is the responsibility of the applicant. The developer will not be responsible for loan approvals.
Yes, a penal interest of MCLR + 1% per annum will be charged on late payments, calculated on a daily basis.
- If an applicant surrenders their allotment, 10% of the total flat value along with interest will be forfeited, and the remaining amount will be refunded without interest.
- If an allottee defaults on two consecutive installments, the allotment will be canceled, and 10% of the total flat value along with interest will be forfeited.
- If possession is not taken within three months from the due date, the allotment will be canceled, and the balance amount will be refunded after resale of the flat.
- If unsuccessful in the draw, applicants may get an allotment if a selected applicant fails to pay the 10% amount within 10 days.
- If no allotment is made, the full registration amount will be refunded within six months without interest.
- If the draw is delayed beyond six months, a 12% simple interest will be paid from the last registration date until the draw.
If any false information is found in the application, the allotment will be canceled, and the application money will be forfeited.
Possession will be given in phases after completing development work, full payment, lease rent, and registration of the sale deed. The first phase of possession is expected within 36 months from the date of the Builder-Buyer Agreement, with an additional 6-month grace period.
The penalty clause will be as per RERA provisions.
A maintenance charge of Rs. 5 per sq. ft. per month will be levied and will increase by 10% annually from April 1st.
After possession, all municipal taxes and utility expenses (electricity, gas, etc.) will be borne by the allottee.
Allottees must complete all formalities and get the sale deed executed within three months after full payment of the property cost.
No, the flats are for residential use only.
Yes, the developer may revise the terms and conditions before allotment, and the revised terms will apply to all applicants/allottees.
In case of oversubscription, the scheme’s closing date may be preponed.
